Most of the core area was built up about fifteen to twenty years ago, so the landscaping has matured a bit, but it’s still a beautiful area.

For price and cost comparison of homes across the valley: Resale homes in the older, built out sections run roughly around $375,000 to $800,000 depending on the lot size and age. This makes the median for housing roughly a little over $500,000. This is actually a little more than average of Las Vegas as a whole.

Housing prices are vastly different from what they were just a few years ago, and have been steadily rising.

However, if you push more northward into Skye Canyon, the new construction pricing starts getting closer to $450,000, which is still well under what the same square footage costs in areas like Summerlin.

Some areas are better than others, so it might be a good idea to research the exact area you’re planning on relocating to so there are no surprises.

Another characteristic is how spread out it feels compared with denser parts of Las Vegas. It has wider roads, larger residential developments, and pockets of undeveloped land create breathing room between commercial centers and neighborhoods.

Running your daily errands don’t require a drive all the way across town. You can usually do most things within this quaint community with a short drive.

Centennial Center puts a convenient shopping center within just a few minutes of most addresses in the area, and the nearby hospital covers emergency and specialty care, without having to make a trip all the way downtown.

This is not a desolate area, and there is pretty much everything you need in this area from localized restaurants, to shopping, car repair, salons, spas, and more.

Interesting Things To See & Experience In This Region Of The Valley

The one thing that surprises people who move here is that about fifteen minutes away sits Floyd Lamb Park at Tule Springs. Interestingly, it has 680 acres of stocked fishing ponds, as well as loose peacocks.

Additionally, it has the preserved buildings of a 1940s divorce ranch that once hosted Hollywood clients waiting out the Nevada’s six week residency requirement.

Right next to it, is the Tule Springs Fossil Beds National Monument, which protects a wash where Ice Age mammoth and bison bones are still turning up. That’s not something the average person would experience everyday, and It’s an odd pairing with big box retail, and Pleistocene fossils, only ten minutes apart.

However, it’s what gives the northwest a personality that areas like Summerlin doesn’t have.

Commuting From The Northwest Area & Driving Around The Valley

Commutes to the Strip or downtown run about 20 to 30 minutes depending on where you land, when you leave, and what route you take to get there, with mostly driving on US-95 or the 215.

If you alternatively opt to take the backroads, such as going from Durango Dr. to Charleston Blvd. or to Durango Dr. to Sahara Ave., it could take a little longer.

Traffic can be a bit more heavy when nearing the strip, or anywhere in Las Vegas for that matter, so be sure to leave yourself enough time for unexpected construction, or events that may be happening that you might be unaware of.

Confirm Your School Zone If You Have Children

If you’re not a student yourself that is relocating to Las Vegas, and you have children to enroll in school, be aware that schools fall under Clark County School District, and are assigned by address, not by neighborhood name. Therefore, be sure to look up and confirm the specific school zone for any property before you commit.

For example: Skye Canyon and Providence addresses often feed different schools even a few blocks apart.
